The busiest time of year for real estate is the spring.  Whether it’s a buyer’s market or a seller’s market, inventory almost always increases in the spring. If you want to stay ahead of the competition and get your property sold quickly and for top dollar there are a few things you should take care of before potential buyers go through.

Curb Appeal

The first vision a potential purchaser has of your home is the outside, and first impressions are critical.  Clean out garden beds and rake your lawn to remove any winter debris.  Trim hanging branches and remove any foliage from trees and bushes that was damaged over the winter.  Sweep and hose down walkways, patios, decking, your driveway and front entry.

Grass & Walkways

Mow your lawn diagonally as it is not only eye-catching but makes your yard appear larger.  Edge along driveways and walkways which will let homebuyers know that you pay attention to details.

Let The Sun Shine In

Thoroughly clean all your windows and mirrors inside and out. Sparkle is free and sparkle sells homes.  Buyers will be drawn to homes that are bright with spotless windows and mirrors that reflect sunlight.

Floor Them

The winter months can take a toll on your flooring, especially the foyer.  Thoroughly clean and shine ceramic tile and if necessary bleach grout.  Make sure your hardwood gleams.  Carpeting can be quickly and inexpensively cleaned by professionals to bring back it’s richness and make it appear new, and don’t forget the area rugs, if they are old or worn replace them and have larger area rugs steam cleaned.

Window Treatments

Drapes, curtains and blinds have likely accumulated dust over the winter.  Have large draperies dry-cleaned and wash and press smaller window curtains.  Toss blinds into a soapy bathtub and be sure to rinse them well.  Clean around window frames for dust and spider webs.  Fresh linens and a springtime breeze blowing in through the house are very inviting.

Seasonal Scents

Nothing says spring like fresh clipped lilac branches or colourful tulips and daffodils.  Fresh flowers bring fragrance and colour inside your home.  Yellow tulips or daffodils induce feelings of happiness and contentment.  Arrange groups of 3 or 5 in the entry and randomly throughout the house. Natural scents are more appealing than artificial varieties and are less likely to trigger allergies.  

Colours Of The Season

Yellows, pinks, pale blues and lavender are the colours of spring.  Towels, linens, throws and sofa pillows in soft spring colours will light up any room, and are inexpensive to buy.  Layer towels on bathroom towel racks and place rolled washcloths on the counters in a fashionable pyramid.

Spring Showers

Expect to have potential buyers tour your home when it’s raining and be prepared.  An umbrella stand inside the foyer and an exterior mat outside for wiping shoes before entering your home will be convenient and help to keep your home spotless.
